Here are five things home sellers actually care about (and should!), along with how a great Realtor brings real value to each one:

1. What’s My Home Really Worth?
This is always the first question, and for good reason. Your home’s value determines everything from your list price to your bottom line. But online estimates only scratch the surface. As experienced Realtors,  we love getting big results for clients through smart and strategic pricing!  Not only is it important to look at a CMA (comparative market analysis), it is equally important to look at a competitive market analysis to know your current market competition! Our market is normalizing, so having a Realtor that understands market changes is vital.  We take local trends into account, and know how to adjust for unique features and upgrades. It can't be a guessing game--- it's a game day strategy plan from the start.  

2. How Can I Get Top Dollar Without Breaking the Bank?
Most sellers want a great return without dumping money into major renovations. That’s fair. A good Realtor knows exactly which improvements give you the most bang for your buck—whether it’s fresh paint, curb appeal, or a few updated light fixtures. We also help you showcase the equity of each room in your home so your home does the work for you. When your home feels open, clean, and welcoming (without feeling like a showroom)  you'll get the most ROI. 

3. How Long Will It Take to Sell?
Timing matters. Maybe you’re relocating for a job or trying to line up your sale with the purchase of your next home. Understanding average days on market, buyer behavior, and seasonality allows me to set realistic expectations. Plus, when your home is priced strategically and marketed well, that timeline shortens significantly. Our job is to move the process along without rushing you through it.

4. What’s Your Plan to Market My Home?
In today’s digital world, it takes more than a yard sign. Sellers want to know their home will be seen—and shown in its best light. That means professional photography, online exposure, social media strategy, and tapping into a local network of buyers and agents. A strong marketing plan is what gets buyers through the door (and offers on the table).  If an agent's "marketing plan" is guessing at the list price, and doing frequent price reductions until it sells- you may want to question that "plan".
